The ground
Kingsbridge sits at the head of the estuary, with heavier soil down on the valley floor and thinner, freer draining ground on the slopes either side. Gardens near the water can sit wet for weeks at a time in winter, so drainage needs planning properly at the design stage rather than hoping the problem sorts itself out once the paving is down.
